The value of real estate must be calculated using different methods, depending on the type of real estate. In order to calculate the market value of real estate, sound training and practical experience in estimations is required on the one hand, and on the other, constructional expertise and assessment skills for the local market.

The estimate of real estate serves investors (owners and buyers) as an important benchmark for strategic decisions and measures. The areas of application for an estimate may be the following:

Sales

Setting a realistic sales price: A purchase price that is set too high will become a delicate matter for the seller during independent financing clarification at the latest, because the bank will only finance the price that they estimate to be the actual conservative market value. Furthermore, a purchase price that is to high can cause the real estate to remain on the market for too long and become know among buyers as “unsellable”. It is often the case that subsequent purchase price corrections lead to a lower value than could have been originally earned for the real estate. It goes without saying that every sales mandate with VERIMAG includes an internal estimate.

Purchases

Neutral assessment of the real estate offer:
Consulting in the form of an independent estimate can indicate a purchase price that is too high, or risks for the investment before buying real estate, and thus provide a warning about a bad investment.

Legal and Investment-Related Reasons

Definition of the investment value as a foundation for further measures, asset division and claims, for example for expropriation, divorce, inheritance sharing, as a basis for a will, gifts, payouts to shareholders, etc.

Financing

Investors use the estimate as a foundation for defining effective and acceptable financing.
